Examples of cases resolved by us:

Case 1. Our client had two problems.  Firstly, a neighbour built so close to his house that the new gutters were erected over our client's roof and water from the neighbour's roof flowed onto our client's roof. The resulting additional rainwater caused our client's own gutters to overflow and water flowed down our client's lounge wall that created a major internal damp problem. In addition the same neighbour altered the front of their property so that water ran from their front garden into our client's garden causing the front of our client's property to flood during heavy rain. The Council were informed of the problems as the neighbours were carrying out the building works but the Council Officials failed to take any action to resolve the matter. We were instructed and stopped the flooding following successful court proceedings.

Case 2. Our clients' friendly neighbour's plans to extend their property caused no objections. However, when the neighbours began excavations to extend their building they dug so close to our clients' garage foundations, our clients knew their own garage foundations would be damaged. Our clients' concerns were ignored. We were contacted to help resolve the issue and we ensured that the neighbour's building work was stopped the very same day. With our assistance the extension was erected without any damage to our clients' garage.

Case 3. A client had established a business when new neighbours moved in and systematically sought to upset our client and his family. The new neighbours made allegations that our client was responsible for water damage to their property, they disputed the boundary line and issued Court proceedings against our client. Other experts and legal advisors failed to resolve the matter. We were instructed, and with our assistance our client established the boundary line and we ensured that it was registered with Land Registry so that our client could sell his property in the future.

Case 4. A client's new neighbours moved an existing boundary fence without agreement, that reduced the size of our client's garden. When these neighbours published plans to extend their kitchen and build a permanent structure on our client's garden the situation became unbearable to our client. The new neighbours became abusive. We were instructed, the boundary fence was reinstated and the new neighbours had to abandon their building plans.

Case 5. While our client was absent from his second home, his neighbour severely cut back the trees and poisoned the shrubs on our client's side of the boundary. We obtained a court order preventing the neighbour from interfering with our client's land, and compensation to replace the damaged shrubs.

Case 6. Cracks began to appear in our client's garage wall. A surveyor's report confirmed that the damage was caused by nearby roots of trees growing on our client's neighbour's property. The matter was resolved with our assistance in a cost effective manner, avoiding what could have been difficult and protracted proceedings.
