Examples of a few of the cases we have resolved:
Case1. Our Client's letting agent took a deposit, did not protect it and then the letting agent's business failed. Subsequently our client was unable to recover the rental deposit from the letting agent. During this time our client's tenants had moved in, paid rent for one month and then stopped paying. Our client wished to use the Accelerated Procedure for a quick eviction but realized that the situation with the deposit may be problematic. With our assistance, in this particular case, we secured a quick eviction of the tenant by court order.
Case 2. A tenant moved into our client's residential let, destroyed the interior of our client's flat, stopped paying the rent and refused to leave after we secured a court order. This situation would have continued, as the bailiff wanted to return on another day when the tenant said that he would pay the rent and refused to leave. Upon our arrival at the property, we ensured that the tenant was removed without the need for any further attendances and our client regained access that same day.
Case 3. A client owned land and outbuildings that he rented out for agricultural purposes. Rent ceased to be paid and the tenant refused to leave peacefully. In this particular case we attended our client's land in person and carried out a lawful eviction, securing the land in an effective manner without the need for court proceedings.
Case 4. A client's tenant paid rent for a period of time and then moved out, changed the locks and ceased paying rent. Our client could not access the property in a lawful manner and suspected that the tenant was using the property for unlawful purposes. We secured a court order and the recovery of our client's property.
Case 5. A client called us for assistance as a tenant had decided to re-tile the bathroom in one of his properties. The re-tiling project expanded to a complete rearrangement of the bathroom. The tenant did not ask permission to make any alterations and, when our client explained on a number of occasions that he did not want the bathroom altered, his tenant became aggressive and intimidating. We secured a court order and this tenant's eviction.
Case 6. A client's tenant refused to pay rent, alleging that he had complained to our client that the interior to the property required essential repairs, and that he was entitled to withhold rent. We were called to assess the situation. It was clear that the tenant's claims were false. We advised our client, and the case proceeded to the seeking of a successful court order for repossession.
Case 7. A client's husband died and she was left to manage his portfolio of properties. One of the tenant's ceased paying rent, and our client issued proceedings herself to remove the tenant. The tenant responded by instructing a law firm, that secured legal aid, and alleged that he was entitled to withhold rent as a result of damp problems on the property. We were instructed, attended court, and we secured a strikeout of the tenant's defence, and secured an order for repossession.
