Tenants - Restoring Your Rights:

Examples of some of the cases we have resolved:
Case 1. We were instructed following our client and her young son moving out of a rental property that has a severe damp problem. Her landlady denied the damp, took our client to court for non-payment of rent and refused access to the property to enable our client to prove her case, claiming it had been severely flooded during a plumbing failure. We attended court, secured an order for access and ensured that our client did not have to pay any further rent.
Case 2. Our client rented a property and when the boiler failed, she lost access to hot water and heating. She reported the problem to the letting agent. After several weeks and many complaints to the letting agent, the boiler remained unrepaired. After we were instructed, the heating and hot water were reinstated without the need for a court order, and our client received a rent reduction to compensate her.
Case 3. A landlord threatened possession proceedings against a client, when there was a severe damp problem in the home that our client was renting. The building was in a poor state of repair, the porch and all of the window frames leaked, and there were large damp patches on the walls in our client's bedroom. After we were instructed, we secured a reduction in rent payable by our client and the landlord repaired the damage.
Case 4. We represented a gentleman who was wrongly accused, by the letting agent, of damaging a property. It was a unique and exclusive rental property and the deposit was several thousand of pounds. When our client served notice and left the property, he was informed that his rental deposit would be forfeited. After we were instructed, court proceedings were successful, and the deposit was returned to our client.
Case 5. Our client gave the correct notice and moved out of the property that she was renting, leaving it in a clean and tidy condition, taking photographic evidence. Her landlord failed to return her deposit. She instructed us when it became clear she was not going to recover her deposit without assistance. We represented her in court, ensured she recovered her deposit, and in addition she was awarded compensation as the deposit had been un-protected.
